Hines is responsible for the ongoing operations and management of 225 South Sixth. Our purpose and intent is to provide our tenants with the highest level of service and an exceptional work environment. REPAIRS, MAINTENANCE AND SERVICE REQUESTS Building engineers are trained and equipped to handle a wide variety of services. If you require assistance please contact the Property Management Office directly at 612-672-3011 or place your request online using the Tenant Requests link and the appropriate person will be dispatched. If there is an emergency situation outside of normal business hours, this telephone number will be answered at our main security desk and the security representative on duty will dispatch the appropriate personnel. HEATING, VENTILATING AND AIR CONDITIONING (HVAC) 225 South Sixth utilizes a State-of-the-Art HVAC system designed to provide tenants with a comfortable work environment. The building maintains a year round temperature of 72º-75º during normal business hours. If your area is not within building standard temperature you can place a request with the Tenant Request link. Heating or cooling for other than normal business hours can be provided at an additional cost per hour. Requests for Overtime HVAC can be made online or via the Automated Tenant Call-In System. JANITORAL SERVICES AND RECYCLING Tenant areas are provided with building standard janitorial services five days a week excluding holidays. Premium Cleaning Services, such as furniture or carpet cleaning, are available for an additional fee, by contacting the Property Management Office. 225 South Sixth takes pride in providing its tenants with a Full-Service Recycling Program for office paper, cans, bottles and corrugated cardboard. To request paper and aluminum/glass recycle bins or desk recycle containers for your office or for any additional information, please contact our Property Management Office or use the Tenant Requests link. DELIVERIES AND DOCK ACCESS For your convenience, deliveries can be made to the Loading Dock by scheduling them with the Property Management Office either by phone or online through the Tenant Requests link. Dock access is limited to 25 minutes during week-day business hours (6:00 am-6:00 pm). Please review Deliveries and Dock Access for additional information on dock access, including scheduling larger deliveries outside of normal business hours, procedures for delivery people, and contractor access. |
